Who Moves Mobile Homes in Arizona? We Do — And We’re Actually From Here.

Search for a mobile home mover in Arizona and most of what comes back is national brokers who’ve never set foot in this state. They take your information, mark up the job, and hand it to whoever answers the phone. You find out who’s actually moving your home when a truck you’ve never heard of pulls into the park.

That’s not us. We’re an Arizona company. We own the equipment, we pull the permits, and Dan answers the phone.

We’ve spent years transporting manufactured homes, park models, modular homes and mobile offices across this state — out of parks, onto private land, from dealers to lots, and off of properties where somebody left a home behind. We’ve run the routes that need a survey and the loads that need pilot cars. We know which counties are slow on permits and which parks are difficult about access.

And if your home shouldn’t be moved — because it’s pre-HUD, because the frame is shot, because no park will take it — we’ll tell you that on the phone instead of taking a deposit.

What We Move

Single Wide Mobile Homes

The most common move we do. One section, one transport, one set of permits. Widths of 14 to 18 feet typically require oversize permitting and may require escorts depending on the route.

Double Wide Manufactured Homes

Two sections means two transports, two sets of permits, and a mating job at the destination — resealing the marriage line, aligning the halves, and setting the whole home level. It’s roughly double the work of a single wide, and it’s where inexperienced movers cause damage.

Triple Wides & Multi-Section Homes

Three or more sections, more permitting, more coordination. We handle these — but they need real planning, and the route survey matters more than on any other job.

Park Model Homes & RV Park Models

Smaller footprint, often easier permitting, still not a rental-truck job. Common when a park changes ownership or a seasonal resident relocates.

Modular Homes

Built to state and local building code rather than the federal HUD code, and they move differently. We handle transport and set.

Mobile Offices, Job Site Trailers & Commercial Units

Construction offices, sales trailers, portable classrooms and modular commercial buildings. We move these between job sites across Arizona for contractors and property managers.

What’s Included in a Mobile Home Move

A move isn’t just the drive. Here’s the whole job:

Site assessment — access at both ends, pad condition, overhead lines, turning radius, ground firmness

Route survey — bridges, low clearances, restricted roads, construction, weight limits

ADOT oversize load permits and any county or municipal permits required along the route

Pilot car and escort vehicles where width, length or route requires them

Utility disconnect coordination — power, gas, water, sewer, and getting the sign-offs

Skirting removal, and A/C, steps, decks and awnings detached as needed for transport

Blocking removal, axles and tires installed or inspected, hitch attached

The transport itself

Set at the destination — blocking, leveling, and mating on multi-section homes

Tie downs and anchoring at the new site

Skirting reinstalled or newly installed

Installation permit and inspection coordination through the Arizona Department of Housing

Site cleanup

Not every job needs all of it. Transport-only is cheaper than transport-and-set, and we’ll quote it either way. But you should know what the full list is before you compare prices — the cheap quote is usually the one that leaves half of this out.

Situations We Move Homes For

Your Park Is Closing or Changing Use

When an Arizona park closes or changes use, residents get statutory notice — and Arizona operates a Mobile Home Relocation Fund through the Department of Housing that may help qualifying residents cover relocation costs. A lot of people abandon their homes without ever learning that fund exists. Call ADOH’s Office of Manufactured Housing about eligibility, then call us at 480-616-0537 and we’ll work with your deadline.

Moving From a Park Onto Your Own Land

The most satisfying move we do — no more lot rent. It’s also the one with the most moving parts: septic or sewer, water, power, a permitted pad, setbacks, and an installation permit. We’ll walk the destination with you before you commit.

You Bought a Used Mobile Home and Need It Delivered

Found a home for sale and no way to get it home. Call us before you buy — we’ll tell you whether that specific home can actually be moved and permitted at your site. It’s a free five-minute conversation that has saved people five figures.

Taking Delivery of a New Factory-Built Home

Dealer-to-lot transport and setup. We work with buyers and with dealers across Arizona.

You Manage a Park With Lots to Fill or Homes to Pull

Homes in, homes out, homes set and anchored, lots cleared. We do turnover work for park owners and managers statewide, and we understand that your timeline is the whole job.

You’re Relocating Out of State

Interstate moves involve permits from every state on the route and different rules in each one. Talk to us early — sometimes the honest math says sell it here and buy there, and we’ll say so.

How Much Does It Cost to Move a Mobile Home in Arizona?

What Drives the Price

Size and sections — a double wide is two transports and a mate-up, not one bigger trip

Distance — across Mesa versus Yuma to Show Low

Permits and escorts — often the difference between the low and high end of a quote

Access at both ends — tight parks, soft ground, low lines, tree cover

Condition and age — axles, tires, hitch and frame may need work before the home can legally roll

Setup scope — transport-only, or blocking, leveling, tie downs, skirting and utility hookups

Destination prep — a permitted pad, a septic system and utility stubs are a separate cost from the move

Typical Arizona Ranges

Every home and every route is different. The only number that matters is the one on your written quote.

When Moving Doesn’t Make Financial Sense

On plenty of older homes the move costs more than the home is worth. When that’s the case we say so, and we’ll price out demolition and removal instead — or make you a cash offer for the home as it sits. We’d rather give you a useful answer than sell you a move you’ll regret.

Our Four-Step Mobile Home Moving Process

Step 1 — Tell Us About the Home

Call 480-616-0537 or send the form. We need to know the size and type, the age, the current address, where it’s going, and roughly what condition it’s in. Photos help more than anything else — the home, the hitch end, the access road, and the destination if you have it.

Step 2 — We Assess and Quote in Writing

We look at access on both ends, the pad, the route, and what the destination needs. Then you get a written quote covering transport, permits, escorts and any setup work. Before anything starts.

Step 3 — We Handle Permits, Utilities and Scheduling

ADOT oversize permits, route survey, escort scheduling, utility disconnect coordination, park paperwork, and the ADOH installation permit at the destination. We do this so you’re not calling five agencies and a utility company.

Step 4 — We Move It, Set It, and Finish

We pull the home, transport it, and set it — blocking, leveling, mating on multi-section homes, tie downs and skirting if you’ve asked for them. Site swept, home level and anchored, and we don’t leave until you’ve walked it.

Mobile Home Transport FAQs

How much does it cost to move a mobile home in Arizona?

It depends on size, distance, permits, escorts, site access and whether you need setup at the destination. A short in-state single wide with easy access is the low end. A double wide going a few hundred miles with escorts and a full setup is the high end. We quote in writing before any work begins — call 480-616-0537 and we’ll get you a real number instead of a range.

Do I need a permit to move a mobile home in Arizona?

Yes. Transporting the home typically requires permits, and depending on dimensions and route you may also need an ADOT oversize load permit and escort vehicles. Setting the home at its destination requires an installation permit through the Arizona Department of Housing, pulled by a licensed installer. We coordinate all of it — you’re not chasing agencies.

Can a mobile home built before 1976 be moved in Arizona?

Sometimes, with real limits. Homes built before June 15, 1976 pre-date the federal HUD code. Many Arizona parks won’t accept them, most lenders won’t finance them, insurance is harder to get, and obtaining an installation permit can be difficult or impossible depending on the jurisdiction. We’ll give you a straight read on your specific home — and for a lot of pre-HUD homes, demolition or a cash sale is the better financial answer.

How long does it take to move a mobile home?

The transport itself is often a single day for an in-state move. The timeline that matters is everything around it — permits, route survey, escort scheduling, utility disconnects and site prep at the destination. The schedule depends on permits, route review, utility coordination and destination readiness. Your written quote includes a specific timeline.

Do I have to be there on move day?

It helps, but it isn’t required. We move homes for out-of-state owners, estates and park managers regularly. What we do need is someone authorized to make decisions reachable by phone, and access to both properties.

Can you move a mobile home onto raw land?

Yes, and it’s one of the most common things we’re asked. But the land has to be ready: a permitted pad, setbacks satisfied, water and septic or sewer, and power. We’ll walk the site with you and tell you what’s missing before you spend money on the move.

Do I need new tie downs after the move?

Yes. The home has to be re-anchored at its new location, and Arizona wind and monsoon conditions make that non-negotiable. It’s also frequently required by insurers and by lenders. A full setup requires compliant tie downs and anchoring, which we inspect, document and coordinate.

What if my home is too damaged to move?

Then we’ll tell you. Frame damage, floor rot, roof failure and a shot chassis can all make transport unsafe or uneconomical. When that happens we’ll quote demolition and removal or make you a cash offer instead. Either way you get an answer, not a runaround.

Do you move homes out of state?

We handle Arizona and we’ll talk to you about interstate moves. Every state on the route has its own permitting and escort rules, and costs climb fast. Sometimes the honest math says sell it here and buy there — we’ll tell you if that’s your situation.

What areas of Arizona do you serve?

All of them. Phoenix metro and Pinal County are our home turf, but we work statewide — Tucson, Prescott, Flagstaff, Yuma, Lake Havasu, Show Low, Casa Grande and everywhere between.
